Greek Land Registry "Ktimatologio"

In 1997, the Greek Ministry of Environment and Public Works embarked on a project to update land registries throughout Greece. The project requires that all owners of Greek real estate, individuals and corporations, re-register their property. The Government expects to complete the project in 2009 and is carrying out the project in stages, according to location.

When an area is designated, property owners have three months to re-register the property; non-resident property owners have six months to act. Failure to re-register will result, according to Ministry officials, in a “heavy fine”, but ownership will not be affected (unless the land is in dispute).  In the event that an owner is fined for late registration, the property may not be sold or transferred until the fine is paid and re-registration is completed. In any case where ownership of the property is in dispute, ALL parties should re-register; only a court can issue final judgments.

WHEN TO RE-REGISTER
The Government will publish announcements in local newspapers, will post announcements at city and community offices, and will place banners in the streets in the areas to be accounted.

NON-RESIDENTS of Greece will need to check with the Greek Embassy or a Greek Consulate for the registry schedule of the area where their property is located.

HOW TO RE-REGISTER
The property owner must submit the following items directly to the town or community government office:
 -  An application form-available at the government office
-   A copy of the ownership document (title, deed, inheritance document, gift, etc.
-   A certificate from the area Office of Deeds confirming that the property being registered has been registered in the owner’s name. This certificate is normally issued at the time of (original) registration.
